The turn of the calendar year brings a season of new beginnings for many, and so it is in real estate. This week in West Linn, we see a heavy load (20) of new properties coming on the market, but twelve of the homes are relistings from 2009. Of the twelve relisted, seven were also repriced.
As the year begins, you may also notice the MLS ID numbers are now in the 1000000 series. RMLS changes series numbers each year, so listings in the 900000 series are 2009-vintage. We’ll see more listings get refreshed as the month goes on.
A couple notes: The Sweetbriar home was a bank-owned property (REO). It had three agents marketing it over the past year, starting at the $1.299M price. After foreclosure, the bank listed it at $600,000. The Wellington property (active) is also bank-owned.

Welcome to the New Year.
The transition week between Christmas and New Year had a couple interesting closings. The bank found a buyer for the partially finished, riverfront listing on River Drive. Also, the site of the popular Aspen Grove nursery just off Willamette Falls Dr./Borland Road successfully competed a lengthy short sale process.

The new year will bring changes for both myself and the Move 2 West Linn Blog. After much thought I have decided to move away from real estate and get back into the human resources field. Yes, I know, finding a job in this economy will not be easy, but I have been heading that direction from some time. (Hey, let me know if you hear about any openings in HR!)
Although real estate may not have brought me huge financial wealth, I have made a decent living. Mostly, it has brought me new knowledge, great friends and some fun and unexpected experiences. One of them was doing this blog with Ron. Not only have I learned so much about technology, but I have learned consistency and hard work pay off and that there are work partners out there that have your back. Thanks Ron for all your technological “Yoda-teachings” and for being willing to take the time to help when I got stuck.
I would also like to say thanks to the readers out there that have helped this blog grow and made it a more interesting read. Your opinions are valued and they offer different perspectives that keep a blog ticking and moving forward.
And that’s what it’s all about, isn’t it? Moving forward? You may not see my face or my name in the Move 2 West Linn posts anymore, but I will be sure to follow and add a comment time to time.

Wow, who would have guessed we’d see this kind of sales volume late into the holiday season? Last week yielded twelve sold properties and another five pending.
Of the 12 sold homes, three were short sales (Summerlinn, Johnson, and Alpine), while two others were bank-owned (foreclosed) properties (Pimlico and Ponderay). Perhaps banks wanted these assets off their books before year-end.
Existing homeowners won’t be happy to see the steep price discounts in the price points above $500,000 that it’s taking to get some of these properties moved.

While the Portland metro area dodged a potentially serious weather event over the past weekend, it’s only a matter of time before the next Arctic storm blows in, leaving snow and ice in its wake.
Which means treacherous streets and dicey commutes for West Linn residents (remember December 2008, anyone?).
Conveniently, the City of West Linn has published a map of its snow plow routes and potential road closures for the inevitable day that inclement weather rears it’s ugly head.
If snow and ice appear, here are the likely candidates for street closures:
- Summit Street at Rosemont Rd. and at Skyline Dr.
- Hidden Springs Road at Bluegrass Way and at Autumn View Ct.
- Hidden Springs Road at Wilderness Dr.
- Marylhurst Drive at Hillcrest Dr. and at Lower Midhill Dr.
- Skye Parkway at Skye Ct. and at Hillside Dr.
- Pimlico Drive at Palomino Way, Summit St. and Apollo Way
Trust me, you didn’t want to drive down those streets on ice anyway….

A late-month flurry of pending sales, plus a few closed sales, balanced the West Linn real estate market in the November 23 – 29 timeframe. Eleven new listings arrived on the market, priced mostly under $300,000.
The pending homes averages are skewed due to the appearance of the Bland Circle property — a rare high-end home that has gone under contract this year.

A happy surprise to see this number of real estate closings this time of year in West Linn. On the listing side, if anyone is interested in a monster house on the river, and you have a tool belt handy, then you should check out the home on River St. It is $82 a square foot for a reason, but what an amazing house this could be!
