A reader recently posed a question, asking when the peak real estate market would begin in West Linn.
You might find the graph below charting the number of sales per month interesting:

I would have guessed that 2008′s trending (in red) would have been the standard curve–closed sales peaking in July.
It’s interesting to see how 2009 turned out, with almost an inverse of what you would have expected — higher sales volume at the end of the year.
First-time homebuyer credits? Pent-up demand? Your thoughts?

West Linn’s 2009 housing market statistics will be viewed as mixed at best.
The market moved more homes than 2008, but at a cost. Sales volume was up 20%, but median and average sale prices were 13% lower than those of 2008. The average homeowner that successfully sold a property suffered through nearly seven months on average waiting for a buyer.
Some other interesting statistics:
- Average and median prices were down 16 to 17% from peak prices in 2007. This is consistent with the Portland metro market in general.
- Around 25% of homes sold for more than $500,000.
- Only 10 homes sold for more than $1,000,000.
- The highest sale price was $3.2 million, discounted 46% from its original list price.
- Conventional financing made up 59% of the home sales, while 17% of loans were FHA and 14% of buyers paid all-cash.

The second week of February looked very similar to the first week — a handful of new listings, a smattering of pending sales, and one closed transaction.

The final week of January 2010 brought far more listing (or re-listing) activity than pending or closed sales.
Please note that agents have a 4-day grace period to change the status of a listing in the MLS database from active to pending or pending to sold. This means that my stats may miss a few sold properties from week to week, particularly at the end of a month, when closings are more prevalent. I am considering delaying the display of sold properties by a week to give you a more thorough result.

We’re seeing plenty of activity in the West Linn real estate market in just the second week of the new year. Twenty-five new listings appear, and eight homes go sale pending with another eight closed.
Seven of the new listings are pre-sales for new construction in Barrington Heights on Beacon Hill Dr., between Wellington and Imperial.
Stay tuned later this week. I’ll be running the 2009 numbers and comparing them to the past couple years.

The turn of the calendar year brings a season of new beginnings for many, and so it is in real estate. This week in West Linn, we see a heavy load (20) of new properties coming on the market, but twelve of the homes are relistings from 2009. Of the twelve relisted, seven were also repriced.
As the year begins, you may also notice the MLS ID numbers are now in the 1000000 series. RMLS changes series numbers each year, so listings in the 900000 series are 2009-vintage. We’ll see more listings get refreshed as the month goes on.
A couple notes: The Sweetbriar home was a bank-owned property (REO). It had three agents marketing it over the past year, starting at the $1.299M price. After foreclosure, the bank listed it at $600,000. The Wellington property (active) is also bank-owned.
