Last week’s sale pending and sold properties nearly equaled new listings added to the West Linn real estate market — a good effort as we head into the slower season.

On a dollar-per-square-foot basis, prices are averaging well south of the $200 mark that was typical of 2006 and 2007. While this isn’t the only guide to valuation, it is a trend that has persisted. At this time last year, prices were averaging closer to $190 per square foot.

DETACHD refers to Single Family Detached Residence, MFG refers to manufactured housing, and ATTACHD refers to single-family residences with some portion of the structure attached to another property, but not constituting CONDO ownership. DOM stands for days on market, or the number of days from when the listing became active and when it received an acceptable offer.

    22718 SW JOHNSON RD is not a new listing. The original listing is still archived in this wonderful blog from back in March 2008. Original listing price was a nosebleeding 2.25 million. I guess after a year with no offers the bank must have taken it back. The listing says that it’s 700K below cost.

    The number of these 2-3 million dollars mansions coming on the market around this time of the year is a little surprising.
    The ultra high end is really hurting I think.

    The renaissance homes on Ridge Lane and Coho are moving again. Another reader posted that they were offering to pay people’s existing mortgage for up to a year to get people moved in. Oh man, that’s really good
    incentive. At least it has the appearance of keeping prices above 500K. :-)
