West Linn Home Prices Fit A Wide Range of Budgets

Ron Ares May 3rd, 2007

Local residents know that the West Linn market is one of the higher priced markets in the Portland area. In fact, the local multiple listing service lumps West Linn and Lake Oswego together in their monthly reporting, which is reasonable since the markets are similar.

The West Linn market does have some pricing diversity, however, with many homes in the $300,000 to $400,000 range. Not exactly starter homes, but not far above the average price for the entire metro area.

I took a little survey, and below is the distribution of listing prices for actively marketed homes in West Linn (as of May 2, 2007) in $50,000 increments. Granted, all but two of the homes under $250,000 range are condominiums, but the majority of homes are priced below $600,000. Note that the last two bars show homes in $1 million and $2+ million ranges.

The average price for the sample was $708,520, which is a little misleading due to the bubble of homes priced over $1 million. The median was $557,400, meaning half the homes were priced below that figure.

The highest priced home is a $7,750,000 property in Stafford area, featuring over 11,000 sq. ft. in living space.
